Villas and mansion buildings

Camden’s Belsize statement describes paired Italianate stucco villas around Belsize Park Gardens and the contrasting red brick and stucco detailing of Manor Mansions. A flat within a larger building needs its own interior scope alongside any proposal affecting the shared exterior.

Belsize has its own Article 4 guidance

Camden’s fact sheet, amended in June 2026, distinguishes changes to traditional front or road-facing side treatments from repainting existing painted or stucco finishes. Painting previously bare brickwork is specifically addressed. Read the current direction and confirm its application to the property; listed-building consent is a separate consideration.

Coordinate a paired frontage

If your façade forms part of a pair, photograph both properties together when preparing a sample proposal. Identify the line between ownerships, shared features and any instructions from the freeholder. A paint specification should state which elements belong to your scope and how retained adjoining finishes will be protected.

Plan access for a mansion flat

Ask for the building’s working arrangements before choosing dates. Confirm the route for materials, permitted storage and protection of communal carpets or stair edges. Define the treatment at the flat entrance, including which side of the door is included, and check who is responsible for its finish.

Prepare a useful enquiry

Include photographs of each room and the details that need more attention: a damaged reveal, an old wallpaper edge or a run of cupboards. Explain whether furniture will remain and whether rooms need to be released in stages. The scope and availability can then be discussed against a specific brief.

Paired stucco villas on Belsize Park Gardens

Camden’s Belsize statement describes paired Italianate stucco villas around Belsize Park Gardens. A pair is a decorating problem that a detached house does not have. The ownership line may run through a shared porch, a party pier or a continuous cornice. Photograph both houses in one frame before you choose a sample, and mark the line you believe is yours. Then check that belief against the lease or the freeholder, because a visual guess at a pier can be wrong. If your proposal would change the traditional front or road-facing side treatment, read Camden’s Belsize fact sheet, amended in June 2026, rather than a Primrose Hill note. The sheet separates that kind of change, including painting brick that is currently unpainted, from repainting finishes that are already paint, stucco or render. Listed-building consent, if the villa is listed, remains another process. Write the brief so a reader can see you understand the pair. State the elements you will touch, the elements on the neighbour’s side you will protect, and the elements in the middle that need a conversation. A colour chosen in secret and revealed on the morning is a poor way to treat a paired front.

A flat behind the stucco bands of Manor Mansions

The same Belsize statement picks out Manor Mansions as red brick with stucco bands and details, set against the villas. If you are inside that building, or a mansion block of a similar kind, split the enquiry in two. The interior of the flat is rooms, joinery and finishes you can describe in detail. The stucco bands, the brick and the shared entrance are the block’s exterior, and a flat owner should not specify them unless the lease and the agent say the element is demised. Ask the question rather than assuming the window outside is yours because you clean it. For the rooms, send ceiling condition, fitted cupboards, and any paper to come off. For the landing, ask which face of the entrance door may change. Communal carpet, lift and delivery hours are part of the interior job even though they are outside the flat. The statement’s description of Manor Mansions is a reminder of the contrast. It is not a statement that every red-brick block in Belsize is that building, and it is not a colour card for the bands.

Writing the treatment so the June 2026 sheet can be applied

Belsize’s fact sheet is useful only if your description matches its categories. Draft the exterior note in the sheet’s own distinction. Either you are repainting a surface that is already painted, stucco or rendered, or you are changing a traditional front or road-facing side treatment, for example by coating brick that is bare. Add the address, the elevation, and whether the side in question faces a road. Add photographs that show the present surface without a filter. If both kinds of work appear on one house, give them two headings so they are not averaged into repaint. Mention listing separately if it applies, because the sheet does not replace listed-building consent. Interior decoration can proceed while an external question is open, but only if the specification says the external lines are excluded until answered. Do not let a decorator’s allowance for the front become a silent decision to coat brick. Send the draft note with the enquiry. The point of the neighbourhood page is to help you use the Belsize documents, not the documents written for Chalcot or Elsworthy.
